People move to the Sacramento region for the weather and the scenery, and rightly so. What they stay for is the practical reality: a cost of living that still makes sense, healthcare that is genuinely excellent, and communities where you can actually know your neighbors. This guide is about that second layer, the one you only learn by living here, so you can decide with your eyes open.
Cost of Living: The Real Story
The Sacramento region is more affordable than the Bay Area and most of coastal California, and that gap is the reason so many retirees land here. Housing is the big line item, and it buys you substantially more here: bigger lots, newer homes, and single-story floor plans that are easier to live in over the years.
Two things work in your favor as a retiree. California does not tax Social Security benefits, which is a meaningful difference from many states. And when it comes to your home, Proposition 13 means your property tax is based on your purchase price and grows only slowly after that, so your housing costs stay predictable for as long as you own the place. That combination is a big part of why retirement here feels comfortable rather than squeezed.
Healthcare Access Is a Genuine Advantage
This is where the region quietly shines. Sacramento is a major medical hub, anchored by UC Davis Health's medical center and a full network of Kaiser Permanente, Sutter Health, and Dignity Health facilities across the capital and the suburbs. Roseville, in particular, has grown into a serious healthcare destination of its own, which matters if you are looking at Placer County.
The practical takeaway: you do not need to move to a big city to get big-city medicine here. Specialists, urgent care, and hospital care are all within a reasonable drive from just about any community in the three counties. When I work with retirees, proximity to healthcare, especially to the provider networks they already use, is one of the first things we map out.
Community and the Social Side
Retirement is as much about who you are around as where you live, and this region has options at every intensity level. There are dedicated 55-plus communities like Sun City Lincoln Hills up in Placer County, with golf, clubs, and a built-in social calendar. Equally popular are active adults who buy in regular master-planned neighborhoods, join the pool and pickleball scene, and end up closer to their adult kids and grandkids than they planned.
The Sacramento region is also a strong place for faith communities, volunteer organizations, and lifelong learning, and the farm-to-fork food culture means farmers markets and good restaurants are never far. If you like being busy, you will not run out of ways to be busy.
The Living: Four Seasons Without the Snow Shovel
The climate is the quiet luxury here: mild, wet winters, long warm summers, and the Golden State's signature blue skies in between. Valley summers are genuinely hot, so plan on the sun being part of your calendar, but the foothills of El Dorado and Placer Counties run noticeably cooler and draw retirees who want the four-season feel without the snow.
The outdoors are the best amenity you never pay dues for. Folsom Lake for boating and fishing, the American River Parkway for walking and cycling, foothill trails, and the Sierra at your back door for summer cabins and winter weekends. Within a couple of hours you can be at the coast or in the mountains, which feels like a cheat code compared with most of the country.
What to Weigh Before You Commit
Downsizing and taxes. If you are 55 or older, California has rules that let you carry part of your existing property tax base to a new California home, which can make downsizing in-state surprisingly affordable. We look at that math for my clients all the time.
Fire risk and insurance. Foothill properties can carry real wildfire risk and higher insurance costs. If you are looking at El Dorado County or the Placer foothills, we make insurance part of the conversation from day one.
Getting around. The region is car-dependent almost everywhere, so proximity to your people, your doctors, and the airport matters more than you might think. Most retirees tell me the first year is about discovering which ten-minute radius they actually want to live in.
