Placer County

Placer County's Best Neighborhoods

July 28, 2026 8 min read

Placer County consistently ranks among the most desirable places to live in the Sacramento region. With top-rated schools, master-planned communities, and a strong sense of local pride, it attracts growing families, luxury buyers, and investors alike. After 37 years of working these neighborhoods, here is my honest take on what makes each one special.

Roseville

Population ~150,000+ Median Home ~$650K-$800K Top Schools

Roseville is the economic engine of Placer County. It offers everything from master-planned communities like Westpark and Granite Gates to newer developments in the West Roseville corridor. The schools are consistently top-rated, the retail and dining scene has grown substantially, and commute access to Sacramento is straightforward via Highway 65 and Interstate 80. For growing families who want excellent schools, safe neighborhoods, and a strong community feel, Roseville is hard to beat.

Granite Bay

Population ~11,000 Median Home ~$900K-$1.5M+ Folsom Lake Access

Granite Bay is where luxury meets a small-town atmosphere. Large custom homes on generous lots, proximity to Folsom Lake, and the prestigious Granite Bay Golf Club define this community. The schools are excellent, the neighborhoods are quiet and established, and the property values reflect the desirability. If you want space, privacy, and a premium address in Placer County, Granite Bay delivers.

Lincoln

Population ~50,000+ Median Home ~$550K-$700K Active Adult Communities

Lincoln has experienced remarkable growth. The Lincoln Hills and Sun City communities are among the most popular active-adult destinations in Northern California, while newer family-oriented developments continue to expand. The historic downtown area has a genuine small-town charm, and residents enjoy proximity to Thunder Valley Casino Resort and easy access to Highway 65. For downsizers and retirees, Lincoln offers an exceptional quality of life.

Loomis

Rural Character

Loomis is for people who want the country feel without being far from town. Large lots, horse properties, and a genuine agricultural character define this community. The Blue Goat Coffee neighborhood gatherings and the Loomis Farmers Market give it a tight-knit, small-town soul. You are minutes from Roseville shopping and dining, but the moment you turn onto a Loomis road, the pace changes. It is quiet, spacious, and exactly what it looks like.

Auburn

Population ~14,000 Median Home ~$600K-$900K Gold Country Charm

Auburn is the gateway to the Gold Country. The historic Old Town district, the Placer County Courthouse, and a vibrant arts and dining scene give it a character all its own. Homes range from historic Victorian properties to newer foothill communities with panoramic valley views. The quality of life here is exceptional, with access to hiking, biking, and the American River trail system. For buyers who value authenticity and outdoor access, Auburn is a gem.
