The Estimator
Run the Numbers in 30 Seconds
There is no account to create, no login, and no email required just to run the numbers. Tell me a few basics about your property and you will get a preliminary price range based on how homes are trading in your area. The estimate runs instantly, right in your browser: no name, no email, and no lead created. Your details are used only to personalize your number and are never sold or shared. It is a starting point, not an appraisal: the real number comes from a custom valuation, and I will show you how to get one below.

Your Estimated Value
A preliminary range is a starting point, never an appraisal. The real number comes from a custom valuation of your home, which I will gladly give you below.
We Couldn't Match That Area
We could not find a pricing base for the selected area, so no estimate was produced. Please choose another area, or select "Other Areas" for a general range.
Want the precise picture? The free market report below pins it down with real closed sales from your neighborhood.
A little warning from Steve: This computer-generated estimate starts with the average price per square foot in your area—from fixers and starter homes to luxury estates. That's a lot of very different homes in one number! It's a fun starting point, not a valuation of your particular home.
But I can give you one! 😉

Interesting Number. But What's Your Home REALLY Worth?
That estimate is a starting point. It doesn't know your home's condition, improvements, location advantages, or the things buyers might pay extra for.
Want a more thoughtful look? I'll be happy to help. No obligation, no endless follow-up calls, and no marketing circus.

The number above is a range, not the whole story. Your home's real value comes from recent closed sales nearby, your property's specific condition and upgrades, and a pricing plan that positions you to get top dollar. I put all of that together in a free, no-obligation market report, then walk you through it personally.
I am the architect of your successful real estate deal: when we list, I coordinate every detail, from staging and repairs to marketing and negotiations, so you do not have to manage a dozen vendors. The report is yours either way. No pressure, and no obligation to list with me.

The Method
How I Estimate a Home's Value
There is no single official price for a home. A value is a judgment built from evidence, and it is only as good as the evidence behind it. Here is what I look at, in order of importance:
1. Recent closed sales near yours
Buyers pay for what they can compare. The strongest comps are homes like yours, sold in the last 90 days, within a few blocks.
2. Your home's condition and updates
Remodeled kitchens and baths push your number up. Deferred maintenance pulls it down. The same model home can differ by ten percent or more on condition alone.
3. Location within the neighborhood
A cul-de-sac, a view, backing to greenspace or a golf course, or a short walk to schools and transit can move numbers quietly.
4. Market pace right now
How long homes are taking to sell, and how much inventory is on the market, shifts how much negotiating room a seller has this week.
What Counts
What Moves Your Number Up or Down?
What moves a home's value is rarely one big thing. It is a dozen small things piled on top of each other. Here is where most of the money lives:
Pushes the Number Up
- Updated kitchens and bathrooms, the two rooms buyers weigh the most
- Freshly painted, spotless interiors that feel clean and light
- Finished square footage that is usable, not wasted
- Curb appeal: landscaping, a welcoming entry, a clean driveway
- A desirable location: views, lot, school lines, commute
Pulls the Number Down
- Deferred maintenance: roofs, HVAC, water heaters on borrowed time
- Dated finishes that will need updating soon
- Landscaping or exteriors that read as neglected
- Noise or utility corridors nearby
- Weak recent sales in your immediate area
Some of these you can fix for a few hundred dollars; some are structural. A custom valuation tells you which ones are worth doing before you list.
The Edge
Why an Agent's Local Knowledge Beats an Algorithm
Algorithms are getting good at ranges, and they are still wrong in the ways that cost you the most money. An app does not know that one street in the tract backs to a greenbelt while the next street overlooks a busy road. It does not know the school boundary changed this year, or that the model matching yours sold for more because of its light and view.
I have spent 37 years walking these neighborhoods, with more than 1,000 transactions across Sacramento, Placer, and El Dorado Counties. I know which streets in Roseville trade at a premium and which listings in Folsom sit. Use the apps to get curious. Use a real valuation to get the truth, and that begins with the free market report below.

Why Sellers Should Get a Custom Valuation
Pricing is the most important decision you make when you sell, because it controls everything else that happens afterward.
Priced too high, and buyers walk past for months.
By the time the price drops, the market reads the home as damaged goods, and the strongest buyers have already moved on. Priced right from day one, your home attracts the strongest buyers, creates competition, and usually ends up bringing in more money than an overpriced listing that keeps cutting its price.
A custom valuation is not a spreadsheet output.
It blends recent closed sales, your home's specific condition and upgrades, current buyer demand in your area, and a pricing strategy for how your home should enter the market. That is exactly what you get in your free market report, along with a seller consultation where I answer every question honestly. No pressure, and no obligation to list with me. Just the truth about your biggest investment.
