Calm Folsom Lake shoreline with golden rolling hills and oak trees near Granite Bay

Neighborhood Guide · Placer County

Granite Bay, Placer County

Oak estates, big lots, and Folsom Lake at the end of the driveway. The address in Placer County that makes its own statement.

Granite Bay is one of the most sought after and asked about addresses in the region. The reasons are simple. Excellent schools from Elementary to High School, beautiful landscapes rivaled by only a few, space, privacy, and the premium address, with or without the gates. Sitting on the North Shore of Folsom Lake in Placer County, it is one of the most desirable places to live in the entire Sacramento region. Dramatic Estates on 1-5 acre parcels in addition to large custom homes on generous .5-1 acre lots in gated neighborhoods, and the beautiful planned community of Treelake Village, where GB High School and the Granite Bay Golf Club reside.

Granite Bay Neighborhoods

Find Your Exact Neighborhood

Granite Bay is really a collection of distinct pockets, and each one is different. Here is my honest rundown, one neighborhood at a time.

Wexford Estates

Gated · Golf Course

Wexford Estates is an exclusive, gated enclave of just 145 custom homes, sitting behind a guarded gate that is staffed around the clock. It sits right on the Granite Bay Golf Club, coming off the sixth green, with private trail access reserved for residents. The neighborhood went up in the late 1980s, and it is a mix of contemporary single-story designs and grand two-story manors on oversized, tree-studded lots. It feeds Eureka Union schools and Granite Bay High, and Eureka Union has consistently held the highest academic performance index of any district within 50 miles of Sacramento. The softer truth: the neighbors actually have traditions and ways to get to know each other, so Wexford has a pulse, not just a gate.

Treelake

Master-Planned · The Woods

Treelake is the big umbrella in Granite Bay, and the one place the national builders showed up. While most of the area is strictly custom, Treelake was built out by larger national and regional builders, US Home, Centex and J&R, which means a wider mix of floor plans and lot sizes than the one-off estate neighborhoods. Development started around 1990 and continued over the years, so there's real variety, plus sub-areas like The Woods with lots a half-acre and up, ponds, and quiet streets made for bikes. It's the broadest slice of Granite Bay life under one name, and it gathers several distinct neighborhoods within it.

Hidden Lake Estates

Private Lake · Custom Homes

Hidden Lake Estates is exactly what it sounds like: a quiet pocket of custom homes wrapped around a private lake with a sparkling fountain. Roughly 124 homes, built in three phases starting in the late 1970s, on tree-lined streets designed to keep through-traffic out. You can walk to Folsom Lake State Recreation Area from the neighborhood, and the grounds lean on oaks, granite outcroppings, and a four-acre open space. It's the rare spot that feels rural but still has people out walking and neighbors who wave.

Folsom Lake Estates

Steps to the Lake · Trails

This is Granite Bay's lake-life neighborhood. Folsom Lake Estates grew from the mid-1970s through the 2000s, a mix of ranch and contemporary homes on leafy streets and cul-de-sacs just a short walk from Beals Point and Folsom Lake. There's a neighborhood park, tennis courts, and trails to cover the boaters, hikers, and bikers. If your idea of the perfect weekend is a lake launch instead of a long drive, this is the one.

Princeton Reach

Close-Knit · Custom Homes

Princeton Reach is the close-knit one: stately custom homes on generous lots under mature tree canopies, winding quiet streets, and a neighborhood that actually knows itself. Seasonal block parties and neighbors stopping to talk are part of the deal here, not exceptions. The Douglas Boulevard corridor sits right there with its dining and shops, but the neighborhood itself stays calm and tucked in. It's an established community that feels lived-in and welcoming from day one.

Granite Bay Hills

Gated · 79 Homes

Granite Bay Hills is gated, just 79 homes, sitting near the end of Barton Road with the American River Canyon in Folsom as the backdrop. The land was originally the Ures family property, subdivided into lots when demand ran so hot that buyers lined up overnight to get one. Large live oaks were preserved during building, wetlands stayed intact, and there's a community park with walking paths. It's one of the original gate communities, with the story to show for it.

Shelbourne

Gated · Acre Lots

Shelbourne is 87 homes on lots of roughly an acre and up, off Auburn Folsom Road behind a single majestic gateway that serves as both entrance and exit. Essentially one loop road with cul-de-sacs, so traffic goes nowhere but home. The neighborhood is park-like, big oaks, green foliage, with a community pond, and it's quiet and private the way Granite Bay was meant to feel. Executive homes in a setting that no amount of new construction can replicate.

Douglas Ranch

Acreage · Custom Homes

Douglas Ranch is the acreage play, custom homes on extra-large lots just off Douglas Boulevard, with the best of Granite Bay and Roseville minutes away. Streets are tree-lined, the community is close-knit, and the lots give you room that newer neighborhoods can't touch. It's the sweet spot for buyers who want space and quality construction without the wait of building new. Premium lawns, private yards, and quiet streets without the gates.

Walden Woods

Tucked Away · Custom Homes

Walden Woods is the small, tucked-away pocket of newer custom homes off Auburn Folsom Road near Marina View Drive. Private driveways, big lots, and oaks everywhere, and a community where people actually introduced themselves when you moved in. The streets are quiet in a way newer subdivisions just are not, and the setting feels more like a countryside lane than a city street. If you want the Granite Bay lifestyle without a gate, this is it.

Hidden Valley Estates

Equestrian · Lakes & Trails

Hidden Valley is Granite Bay's horse neighborhood. This one comes with 180 acres of common area, five lakes, a clubhouse, and hiking and riding trails, and the community leans equestrian, so horses have a real place here. Large custom homes on spacious lots, quiet family-friendly streets, with a private lake for residents. It's a rural feel that's still inside Granite Bay, and there aren't many neighborhoods like it left.

Quail Oaks

Family · Douglas Blvd

Quail Oaks is the straight-ahead family neighborhood: wide streets, spacious homesites, mature trees, and well-kept yards. It sits just off Douglas Boulevard, close to schools, shopping, and the freeway, which makes it as convenient as Granite Bay gets. The streets are quiet, the community is friendly, and nothing about it is trying to be flashy. Solid, established, and easy to live in.

What It's Like to Live Here

Where Prestigious Properties Meet Nature

Granite Bay is unmistakable luxury, from the homes & estates to the neighborhoods & enclaves, to the top golf club. There are no strips of boutique shops, except a few at Quarry Ponds center where the premier Hawks Restaurant caters to the locals, and no downtown to stroll. What you get instead is a very quiet, very green, very safe, lakeside community where the homes are the statement. Streets in neighborhoods like Los Lagos and other lakefront neighborhoods are lined with long established trees and some properties run to several acres. Space and location are the whole point.

It suits established families and professionals who want Granite Bay High School and a home with room, plus horse people and outdoor types who use the lake like a backyard amenity. It is not for someone who needs walkable dining or a quick turnaround on errands. Buyers here seek schools, beauty, safety and serenity.

The lake, of course, is a hot spot, not only for Granite Bay but for the region. Boating on the lake is a big deal and lots of fun. Granite Bay State Park not only has a nice boat launch, but also a big, sandy beach that is live in the summer. You can rent Jet Skis, paddle boards, boats, and more to fill your day with fun. But Granite Bay State Park offers more: just past the parking lot, you can go off-road and navigate around the lake to more private spots, some popular, some private, and picnic or splash around with your partner or your puppies. The off-road part is also, coincidentally, a perfect place to ride your horses.

If you look at Granite Bay on a map, you'll notice it's a bit landlocked: Roseville to the north, Folsom to the south, Orangevale to the west, and Loomis to the east. And that's the good news. It adds some time to the commute, but Granite Bay is centrally located, and only 5–15 minutes in any direction to all the great shopping, restaurants, entertainment, and nightlife that Folsom, Roseville, Fair Oaks, and Auburn have to offer. The choice is yours.

An Insider's tip:

1. Sure Granite Bay has summer fun at Granite Bay State Park that can get busy, and occasionally rowdy, just around the lake to the west is its lesser-known little brother "Beal's Point also in GB and just across from an excellent, large lot, neighborhood - Folsom Lake Estates. Beal's Point is smaller, with a large picnicking grassy area and a quieter, laid back feel. Also has excellent overnight camping section.

2. Go to Dominick's Deli.

3. Find the fruit stands.

Typical Homes & Prices

What Your Money Buys

Typical Price Range

$800K – $1.2M

That's for subdivision homes. Custom homes run $1.2M to $5M.

Typical Homes

Custom estates on third-acre to multi-acre lots, most built from the 1980s onward. Think 3,000 to 6,000 square feet, deep setbacks, and plenty of properties with barns, shops, or pool-and-casita setups.

Who It Suits

Granite Bay is a perfect home for professionals, executives, relocating families, or people who haven't experienced CA and want the best; new families wanting to plant roots with a great school system; or established families that want a legacy property where friends and family can gather. In addition, golfers (8 courses nearby, 2 private, 4 excellent), outdoors enthusiasts, bikers (road), boaters, snow skiers (1 and 1/2 hours away), and students can all find a great life and friends here.

The Practical Stuff

Commute, Schools & Everyday Life

Commute

Douglas Boulevard funnels you to Highway 80, and downtown Sacramento lands at about 35 minutes most days. Roseville, Rocklin, and Folsom are about 10 minutes away for the big-box errands Granite Bay chooses not to have.

Schools

Eureka Union School District covers much of the K-8 picture, then Roseville Joint Union High School District takes over, with Granite Bay High in town. It is one of the reasons the community holds its value so well.

Everyday Life

The lake is the lifestyle. Granite Bay's stretch of Folsom Lake delivers boating, fishing, and the beach scene in summer, while the Granite Bay Golf Club covers the tee sheet. Ranches, trails, and quiet roads fill the gaps.

Steve's Take

The honest assessment

What I Love

  • 1. Granite Bay is the most established, hold-your-value address in Placer County. The big lots alone protect you.
  • 2. Space is real here. A backyard you cannot see across is worth more than another bathroom, to the right buyer.
  • 3. The schools are excellent and the community genuinely looks out for its kids, its parks, and its quiet.
  • 4. The zip code is the flex.

Honest Trade-Offs

  • 1. The commute, if applicable, can be a grind, and just getting to the freeways I-80 or Hwy 50 can take 15+ minutes.
  • 2. Property upkeep on acreage is a job. Wells, septic, irrigation, trees: the land asks for attention.
  • 3. There are a few great restaurants in Granite Bay and some high-end shopping, but it's limited; the rest is only 10 to 15 minutes away.
  • 4. The price premium is not a secret. You are paying for the name, the lots, and the school, and the market knows it.

Hidden Gems & Local Spots

Where Locals Actually Go

Granite Bay is thin on strip malls, but the spots that do exist are keepers, and the lake is where the neighborhood actually gathers.

The Hidden Gem Locals Keep to Themselves

The lake. Granite Bay's shore of Folsom Lake is why the address exists. On a summer evening, the breeze off the water and the empty quiet streets are worth every mile of shopping you gave up.
